Thankful for family, friends, parents, USA, my privileges, my mistakes, my mentors, my enemies, my teachers, heartbreaks, laughter, fresh air, mountains, rivers, the sun, indoor plumbing, heat, electricity, modern medicine, the internet, and the incredibly beautiful fall weather we have had this year in Colorado.

And that's an important distinction for readers to take notice of, thinking begin accredited will give them some kind of privileged access.

We have several fairly large apartment buildings and we have tenants who constantly send us letters that threaten to file complaints with housing authorities for stupid things like they think we are being discriminatory because my wife is Filipina and when we rent to Filipinos they think we give Filipinos special privileges like allowing the Filipinos to do maintenance work on their vehicles.We get all sorts of threats like some tenants threaten to sue because we don't have surveillance cameras.

I wonder if STR properties with lake rights will be allowed to extend lake access privileges to guests.

I would add in the contract that the grace period is a privilege not a right and can be canceled if abused.

It might suck but you can weather any downturn if you don't have to pay for the privilege of owning a place.Just look at your own hood.  

Now if you were operating a short term "vacation rental" you may have business taxes to file and of course all hotel/motel operators must collect and pay Sales & Occ Taxes + County Taxes and here in Dav Co, a Privilege Tax (for the new Convention Center).

Many do.. many fly their planes out of medical and out of recurrent training.. they get caught they lose their privilege for life .. but that does not stop them..
