He offered me a deal he had PRE NEGOTIATED, it was a SFR worth $50-55k (remember this is 1982-1983) for $55,000 with $5,000 down and owner financing of $50,000 over 20 years at the then unheard of interest rate of 7% ( new financing was available at 11% +).

Using an FHA loan is a lot easier to get pre-approved, but you will need that 3.5% for a downpayment as well as 2-3% more for closing cost but you can also get sellers credit and not have to pay as much upfront.

I recently filled out pre-approval application for a mortgage, however, the lender did a hard pull and told me they came back with no score.
