Even in your high priced market - and mine - there are good deals that will continue to demand both appreciation and year-over-year increases - that will far out-perform those "cheap dates" that are in less appreciating markets.

If it used in that way, I can show a side by side comparison that will show that the HELOC will out perform any fixed rate product.

Their experience and network will allow you to build a portfolio that can outperform one you are likely to build on your own, and you get to be more passive than going solo.

And finally, if you were to argue that there could be an ethical aspect of this plan with respect to exposing sellers who financed it to unnecessary risk, I would have to agree with that as well.But from a purely financial perspective, this plan would create an outcome that is a bit different from that of a single portfolio and would, in fact, outperform a single portfolio in the event of extreme deflation.P.S.

As mentioned, there are books on the subject and how real estate out performs the stock market or was the downfall of the American dream.

I have 3 rehab properties from R2R and 2 have outperformed their proforma and easily cash-flowing $250-300 per month. 

And by the numbers, my market is out performing those "popular" markets.
