I had an offline conversation with Rito and find out it's the same property I had under contract and brought to the sellers attention that the title was uninsurable.

I would suggest that you 1) ask a lot of questions here 2) go to any local/regional RE meetups you can find and meet others that might be willing to help you in any way and 3) never stop learning online/offline/in RE, and most importantly 4) DON'T GET ANALYSIS PARALYSIS - you are going to make mistakes regardless of how much you learn about RE investing, so get out there and start DOING once you have a decent foundation of knowledge.

Three of those have required about 30% upfront and the last one I was able to negotiate a 20% upfront and 40% upon full finishing with a payment in the middle at 75% progress which I decide fairly "liberally".Like any contractor, I had my issues with quality and timing but the retention of funds always made the discussion cordial and allowed me to reach good resolution.I can provide a couple of contacts offline.
