Light blue is a great color however, if you think you'd like to change it, stick with neutral tones as those will appease most people and make your rental seem 'higher class'.

Could you and your dad change places for awhile or could you move in with your dad temporarily.I'd give the woman notice to vacate, tell your dad if he wants to stay neutral to give you limited power of attorney for rental purposes and then you'd handle all the details for him you'd basically be his agent.
