It's been 3 months. everyone is in the dark.

This was a great location (wish I had bought more in this area) and is an efficient SF home with a small lot minimizing maintenance.

Also figure disposal costs (mattresses especially) and I am going to guess your stairs need repainting (maybe dark blue or brown treads this time) that is not normal wear and tear. 

My current cabinets are a medium/dark wood stain. they look great for what they are, but I have seen a lot of people paint them and they look great, but I also didn't know if I should just leave them the way they are. 3.

We chose to go with a PM, so we could focus more on new investment opportunities and minimize impact on our day job. 

If you're increasing the rent and communication goes dark that's an entirely different situation.

As a first-time house hacker you want to maximize your revenue and minimize your living space to make the most.Also, there are 2+1 units which are 2 legal units and a 3rd boarder unit (either in the basement or the attic).

Yes do what you can to minimize taxes but that’s not the primary driver.

I would digitally lighten up a lot of the photos, because they do make the house look a bit dark. 

IE is it just effectively a secured parking lot that renters can come and go as they please with minimal oversight?
