You are rushing and that can lead to a first property mistake.

If they are low balls then usually you are asking someone to work for free as the fix and flip landscape is competitive for a low pay out.

Are you looking to sell some/all of your portfolio by minimizing your tax exposure and be more "maintenance free"? 

If you start a JV in name but do not give your partners proper control and decision-making rights and the deal goes bad you open yourself up to serious consequences which can lead to SEC violations with extremely high fines.Lastly, you can offer the project up to investors who have no voting or control.
