I'll have lots of interactions with my property manager about crazy excuses for late rent.  

I will be respectful of everyone's time, but I know that if I dont ask, I'll never get the answers I need.I truly believe that my path to success will be greatly attributed to my interactions on this site.

Take detailed photos of the damage and document all interaction with your landlord. 

The put out a TON of content, have connected us with countless others around the country and create several opportunities weekly for us to interact with each other and learn.  

not that i interact on U tube but I like the videos on fishing and flying and cooking and well how do you fix this or that on your wolf stove LOL.  

With less socialization and in-person interaction in our world today, self-managing your rental property from a distance can be stressful and a full-time job.

You should be able to offset 60% of your mortgage at least. if you want to interact less with tenants then a townhouse a little further away.

I think it helps initally to get familiar with the contractor (and his timeliness, professionalism, how he interacts with your tenant) and see if he is going to be someone on your 'team'.
