I STR it for 15-20K a month in the summer, and was offering it for rent for $2100 a month in the winter (lower than any comparable houses), and was getting tire kickers at that price.

You need comparable sales BEFORE you spend $175 or the appraisal will come low to your expectations.

Real estate is a very capital intensive industry and if you do not have the money the odds of success are very low - it is no different than starting any other business - how many people do you know are successful when they start with zero?

But I guess, compared to a lot of new people, I take the stance of: those that are truly successful in whatever business they are teaching don't have time to teach.  

@Constance Kang well you discovered how many of the most expensive REI instructors work in this industry.

If you sold it, what would you do with the money and how does the return compare to what you get now (factoring in the amount of work/stress with each option)?

Out of the areas in KY that is not one I would have thought would be on most out of state investors radars.I am still in the initial stages of my research, but Owensboro made into the list while choosing candidates based on cities with diverse economy with significant industries for an LTR.
