I found a local attorney who was very informative and said that a NV Holding company may not be necessary and would charge $750 to set up an LLC in GA. 10 Years ago, I used to have a chain of stores, and I incorporated every one of them by writing up a simple Articles of Incorporation and going to the Secretary of State and filing it right there.

Bringing in new investors in corporation 1 means that you need to issue new shares into that company and if anything goes wrong, you have 2 properties intertwined, and fixing that can be a headache.

Disclose to your lender, that will be helpful. 2nd thought you might consider property management as an agent, hours are better and earnings are more stable, and you could still act for yourself or list/sell.You can start learning now, stay away from gurus and "deal maker types" check out the free course on RE basics through my logo, get a real estate text book and study that, know RE before trying to deal in RE.
