@William Walker The conversation has definitely deterred a bit, but that's okay as I'm learning why people see the value in their PMs so much.Ultimately, I would be much happier to pay a $500 tenant placement fee than I would pay half months rent when the rent is $1000.

My partner (okay, i'm bias b/c he's my husband) knows all the constructions, building, woodworking, the fixing up logistical stuff, and I'm the finance  and design.. you will be 100x happier and more successful if you find a partner that's a ying/yang... a partner and a mentor to match your strategy!  

Seeing two happy parties makes me far happier than the $$ that comes in.

This eliminates another contractor bad mouthing another to get work.  

You will be happier in the end I think.

From word of mouth I've heard flood insurance runs upward of $500 a month. 

I think I've had good and bad experiences talking to investors about flips and listings and I've come across a couple that put a bad taste in my mouth.

I truly can't imagine four adults, two dogs (one over 100 lbs) and two cats being happier in a hotel room than in their beach house with the brand new 70 inch TV.

I will say this though: many people mouth off that they will sue and then never do.
