BP members make a donation to aheroshome.org and they get me for a half an hour to talk shop.. if its something I am not really up to speed on I let them know they can still donate but I may not be the best person for advice..

Ask any landlord how tenants that have been charged “under market” rent for 5-10 years act when you explain it to them and raise the rent even half way to market.

One other theory that comes to mind is that just because its listed for sale at half the price, doesn't mean that's what it's going to sell for.

. $10k  before capital gains tax sounds like a huge headache - HYSA or some index funds would get that with far less stress I warned them about buying cheap properties and trying to do a renovation from 2000 miles away with no experience.

I'm moving out of my house hack soon and planning to rent half the units out long term and rent the other half out mid term.

Unless the deal is half off the actual value, why would you buy into squatters?

It's nice to see them come down although they're still miles above where they were in mid 2022.

Detroit itself is 150 sq miles.
