2) I do believe you'll have to go the LLC ownership route with DSCR. 

If you haven't already, try going off market, driving around neighborhoods that would be of interest to you and finding ones that fall into your criteria (your agent should be able to help you as well).

Georgia might be a buyer beware state like most where it is up to you to do your due diligence. 

Wherever you go, you are competing with local investors who feel the same way, except you have an additional cost burden and management inefficiencies because you are NOT local.
