I'm especially interested in hearing about how you've made a PMS geared more toward STRs work with MTR billing and leasing.I do remote operations support for an MTR/LTR company in Denver and am assisting with our tech stack build out. 

In my case, I have residential rentals in one LLC, commercial properties in another, self-storage in a third, and my real estate company operates in a fourth.

We are trying to not use our retirement funds.

Call some local HVAC/Mechanical companies and ask what the average cost would be for this upgrade! 

Plus the mortgage company probably calls the loan, and if you can't pay it off then you can lose the property.

It's one of the hottest markets in the US right now with so much population growth, job growth, and companies moving/developing here (26B Intel headquarters being built here, 68K+ enrollment in Ohio State University, Amazon, FB, Google, Honda, Nationwide, Anduril, etc.).

Set aside a very substantial legal defense fund if you decide to do these. 

My biggest road block right now is finding a PM company.

This means building a budget that includes setting aside funds for your next investment.

The utility company missed an appointment and no communication from them or action to even reschedule.
