One property has a commerical space in the front that historically has been used as a take-out food stand, which could be profitable. 

Intercoms with the door buzzer thingy.Especially for young people because:A) - they hate to go out and buy stuff they prefer it all arrives at their door in a big brown truckandB) when their stuff does arrive in the big brown truck they hate just a much having to answer the door or go down the stairs to let the guy in and to retrieve their stuff.They basically want to be able to order bubble bath from their bath and have it delivered right to them there in the tub.Adding the intercom/buzzer system if not already there does justify an nice rent bump come renewel time.

There is a small personal junk yard going on next to a non working vehicle and leaving food around for the purpose to feed wild animals outside their window. 

He pulls out the garbage pails, pulls it in as soon as the truck collects the garbage.

In that case, I advise landlords to error on the side of a lot of time for the first move out time and advise the tenant (in writing) to bring friends, rent a truck, and that you are not required to allow them multiple short times to access their personal property over and over again.
