I'm kind of conservative for this crowd but there may be value in taking the time to save up a down payment if a HELOC won't give you enough and you can't find creative financing on a multifamily. 

We've done demos with all of the big name PMS options and are finding big gaps with all of them, mostly when it comes to payment processing.

I find the best way to make money is to use your goals to create a math problem. 

I don't receive a referral fee I'm just happy to share as it took me going through several CPAs to find the right one.

They didn't pay for it, so they don't take care of it like an owner.Before you make assumptions about costs based on a seller's contribution to improvements, find out what they improved? 

Because we have a very large community of investors that buy thousands of homes across the country every year, we are able to negotiate better buying opportunities (and loan options) than you would likely find on your own as an individual investor.

You will find that as you add to your portfolio, they get easier to add.
