School Districts was is something I consider as well. 

Look into University District also.  

I don't know all the markets in the US, but of the ones I do know, any properties bigger than a quad are usually few and far between and usually end up getting snapped up by bigger fish otherwise you probably don't want to touch them.Things I look for in a market are:- Good School District- Low Crime- Low Vacancy rates (aka few rentals available)- Employment- TransportationOthers may advise you to also look for appreciation forecast for areas.

Downtown has some fantastic gems in the historic district, and people are investing in serious rehab for serious profits.

Looking at the construction and growth of school districts in the area I think McKinney is going to grow north and soon Anna/Mellissa will grow and meet with Prosper.

@John Patton I was doing some poking around online and it does seem like people don't move to Irondale for the school districts. otherwise they seem to like the neighborhood

The taxes in the area are low and it's a better school district. 

So far the only place I have seen these cases is the district court, but I will do a few calls and see what I can find. 

I have a motivated seller in one of the best school districts in NY welll under market value.
