I understand this was an exaggerated scenario but a simple Google search showed me results that indicated it's a bad usecase to run AC when outside temperatures are under 65 as it can have a detrimental effect on the HVAC system ,I guess I should have posted this question in the HVAC forum.

I would not move my family anywhere near a site or "well"....Simply google "Fracking Leaks"https://www.bbc.com/news/science-environment-39032...That movie has been proven completely exaggerated to the point where it's almost downright wrong.

But let's say you are awesome and get tenants paying $3000/month on a $100k house where other similar properties are only getting $1000/month (total exaggeration but you get the point) Obviously I don't think assets- liabilities is a good way especially if you are financing everything.
