So you want to screen for a good tenant/buyer and not just accept the first party who is interested but has little chance of ever qualifying for a loan and cashing out the owner.Also I strongly encourage you to consult an experienced real estate attorney to make sure you are complying with state laws (specifically your state's real estate commission laws).

You've got some great guides for important things like keyword alerts; I'd also encourage you to check out the podcasts (great inspiration, especially while working on your properties) as well as connecting with local RE groups (whether via BP or other sites like Meetup) if you haven't already.

Realistically speaking, if they are, I'd boot the one paying the lowest rent with a 30 day notice and then move in to that unit.I would strongly encourage you talk to your lender regarding the occupancy policy in your state.
