The current owner also converted the living and dining rooms into additional bedrooms, effectively turning a 3bed/2bath into a 5bed/2bath to reduce the risk of big parties destroying the property.Can anyone point me in the right direction to make sure I don't close on a lemon?

I have 2 tenants on month to month that are long term but they are under rented (2/1 in uptown currently at $1300 - would like to get at least $1400 ideally $1500) and a 1/1 that is very spacious(seperate dining room, kitchen, living room) 1st floor of the triplex for $1200 I would like to get up to $1350 but these tenants have been there awhile and have never said anything.

Sistering is so easy, my two teens did a kitchen, laundry and dining room of one of our rental houses that previously had termites.And with termites, you never know what could be in the walls, any house you buy has the potential for unseen termite damage.Ask a structural engineering company to look at it to see what they would recommends.

Currently there is a wall between the living/dining room and the kitchen with just a doorway between the two, and both spaces are a little awkward.I work in the construction industry, so I have access to a lot of materials pretty cheap.
