Not 100% effective but helps

I'd just request the PMI removal, you'll likely have to pay for the appraisal, but if you're confident the value is where it needs to be, great.

Logistically thinking, if you know how to manage, removing HOA that isn't worth it (say $500 for amenities) is a better move than keeping it.
