In fact many of our properties are done that way - we get a signed contract and then turn the package over to the closing attorney and move on to the next one until closing day.Your local REIG can recommend some good closing attorneys / title companies and they will usually be happy to walk you through the process and even provide you with the forms you need to get the deal locked up and closed.

Oregon were i am at is bad with this as well on the resi side.. but on Commercial there is no squatting those laws that resi tenants have do not exist for Commercial you post a 3 day notice and then you can legally enter change the locks kick whoever is in out.. that includes your commercial tenant that is not paying.

Personally, I'd go with 2 bedrooms, but post the ability to lock 1 bedroom at a reduced rent for 1 bedroom rental.
