I am closing on 3 more SF and 2 more duplex's this month oh and a 6 unit.

Thinking about a duplex, live in one and rent the other to a section 8 tenant, any local landlords that can give advice on rent analysis?

New to all of this and I am looking in to buying a duplex in the Portland area as my first rental property.

My list includes - last 2 years employment history and current employment [2 paystubs], criminal checks, eviction checks, No Pets, No smoking, tenant pays utilities, maintains landscape, no subleasing, bring own washer & dryer, 1 month security deposit and transfer of utilities before moving in, rental insurance, all occupants will be on lease, notice period of 2 months for termination, tenant references, No cosigners, no painting walls, late fee notice, any hoa fines should be paid by tenant, inspection of property at 3, 9 and 12 months.Please let me know if I am missing anything.3.

I have redone the foundation, all new electric, all new plumbing (PVC to the street), all new kitchen, added a bath, new flooring, all new windows/doors, updated all insulated while walls were open for electrical, new furnace/AC, new siding.

Ty so much for such a thoughtful and knowledgeable answer. we are pretty close on the purchase deal terms and will start marketing our group of 10+1 duplexes just as soon as we have a firm deal.

Plus, its worth noting that no Retail Priced property will be at a number where you're going to get the benefits of investing (cash flow and equity)What is working now is looking for single family with accessory units or mother-in-law suites, or duplexes.
