Consider having a conversation with all the tenants, including the expectant mom, to understand their perspectives and find a possible resolution that can work for everyone.You may be able to find alternative housing arrangements or discuss ways to mitigate potential disruptions caused by the baby once he or she arrives, such as soundproofing the room or setting certain guidelines for noise control etc.

The response I get most often when I ask this question is that it's disruptive to local lifestyles to have more frequently rotating tenants and as a result STRs can decrease property values.

It will be too late when they call you (midnight phone  call: "so, landlord, how do you turn off the water to the unit; we just woke up with two inches on the floor; we think it is coming from the water heater")...Then you have major tenant disruption, too, with a flood.
