So I've been contemplating house hacking our next property and renting out the current one we live in now.

I’ve been contemplating building an addition on my primary residence and turning it into a house hacking opportunity.

This is my first off-Market, seller-financed  deal and I would love to hear your stories or any wisdom or advice that you can pass along as I go through this process That  would not only benefit me but others contemplating to go the off market, seller financed route.

We contemplated if we wanted to adjust our criteria.

"As a best practice, documentation contemplated in certain circumstances by the Assistance Animals Guidance is recommended to include the following general information: The patient’s name, Whether the health care professional has a professional relationship with that patient/client involving the provision of health care or disability-related services, and The type of animal(s) for which the reasonable accommodation is sought. . . .Also, the documentation should include whether the patient needs the animal(s) (because it does work, provides assistance, or performs at least one task that benefits the patient because of his or her disability, or because it provides therapeutic emotional support to alleviate a symptom or effect of the disability of the patient/client, and not merely as a pet)."

If you keep contemplating all those options at the same time, you're not going to hone in on something as easily.

My husband and I are very eager to dive into real estate investing ASAP, but we are contemplating whether or not to pay down a bigger chunk of my debt with my salary first OR pay the required payment only and use the rest of my salary to buy our first rental.

What you are contemplating is a long term speculative play so you should not invest more than you can afford to lose. 

Two days later when I texted her if she heard from the sellers she told me the seller was not going to contemplate anything less than asking price and was giving me and the other people who submitted the offers one more chance to come back with best and highest offer.
