A few things I wish I had known when I started: 1) Running a note business is not truly passive (although I enjoy all the moving parts). 2) Focusing on a few states can be helpful at first. 3) You will run out of your own money. 4) Running a note business comprises three things: 1) deal flow, 2) asset management, and 3) money flow.

My net worth is largely comprised of unrealized value as I suspect is true of a very large percent of the top 1% and 2% net worth individual’s net worth   You think projected cash flow is more sure than San Francisco appreciation but historically this is definitely not true in many markets.
