And you only get to take an amount of gain tax free that is proportional to the time of "qualified use" (as your primary residence.Again, not exactly germane to this thread but the strategy of 1031, later conversion to primary residence, and then sale and proration so that some gain is tax free is a powerful periodic end game strategy for the 1031 investor.

From what I have read, by moving back to the rental, I can only exclude the proportion of time I lived there-ten years of the last 30 years ,to avoid capital gains tax and recaptured depreciation tax.

The first step is to connect the weeping tile under the footing into the sump basin, and then spread gravel to the top of footing, compact it, and lay a poly vapour barrier and rebar on top of that.
