In order to issue a clean title, General Warranty Deed, and an owner's title policy to our new buyer we will need one of those two things.

I pay $200 for a clean of my 4 bedroom house, and $235 for my 5 bedroom house.  

I could argue it's hard to beat a good clean single family house in a good neighborhood that will attract and excellent tenant.

My credit isnt all that great (getting cleaned) and a deal I got last July is just now about to sell (SFR) as it needed a quiet title done...attorneys, government entities, and suing two banks and I navigated all that successfully.

Why go with a hard money lender for a clean cut DSCR?

Look to see if HVAC filters are present and clean or are they missing or filthy.

Or if it's a clean enough BRRR, you can just start with a DSCR style loan as well.

There were struggles cleaning up books, bumping up rents, chasing down tenants, building processes, etc.

I prefer them over tile also because grout has to be maintained and cleaned and the thickness of tile over backer makes for a thicker installation.

I have a note on my lease that "all exterior walkways and stairs must be clean of snow and debre, and free of all harzards" but do not define the area more than "all exterior" and it is a 4 family.
