The people are mostly smart, civil and friendly (including my Toledo-born wife). 

You might want to try calling these local municipal offices beforehand And talk to a helpful civil servant by phone in advance to make the most of your visit and minimize the amount of time you spend in person during this pandemic bc govt offices are incredibly backed up and stretched super thin right now. 

Time will tell whether or not I'll kick myself for not fully tapping into the conventional refi boom amidst a historic pandemic/civil unrest but for now I'll say I'm happy never seeing a 1003 or pay stub again and focusing on alternatives (hard money, commercial, portfolio, etc) for investors.

My initial thoughts are small commercial lenders (credit unions), commercial realtors, real estate attorneys, commercial developers, and civil engineering firms.

You know, you can always hire an engineer (geotechnical or civil with this type of experience). 

- Is the attorney a real estate litigator or do they focus on drafting and reviewing realty contracts and documents? 

Found a piece of land that the owners are now going through litigations.

Either try cash for keys or file a civil suit.

For instance, a lawyer who litigates an eviction may not be savvy when it comes to tax planning.Lawyers can be expensive so you want to be sure to have your needs narrowed down and your questions ready.
