Their service guy e-mails me repair requests over $200 or receipts under that and actually sends itemized turnover expenses complete with lowest bids for carpet, paint, etc. as soon as notice is given for a vacancy.

Also, the unit is carpeted so I would imagine the carpets are saturated with it.If I buy the place and rip out all the carpeting, clean the walls and ceiling and completely re-paint, will this eliminate all traces of the smoke?

I spent 6 weeks renovating the house and it cleaned up real nicely: new roof, new flooring, cleaned carpets, complete remodel of bathroom-saved the old tub, freshened up the kitchen, paint, etc...

Also if you can repair and replace carpet cheaper than the big name stores many landlords would jump at the opportunity to have you replace the carpet during tenant changeovers while you are doing all the other maintenance.

If they just moved in and are blatantly breaking the rules they obviously think they can do whatever they want and the lease is just a worthless piece of paper.Think about 4 more people flushing the toilets, walking the carpet, banging the walls, slamming the doors etc.
