@Blake Yarbrough why not have the individual loan you the down payment, secured by the property, at a rate that is more than he can make in the market or in a CD and calculate that amount into the total debt service.  

As for calculations, any bill backs are typically done on a pro rata basis of tenant GLA divided by total building GLA.

It may not be a lot of people but it's enough that it has affected the rate calculation. 

I wish BP removed that metric from its calculator.
