thanks brie. and that 70 would be befor mortgage. i will update when i sit down and talk numbers. the property is not on the market and owner does not want to show it unless i'm serious. my realtor had breakfast with him and was telling him about a deal we looked at and passed on, building was in horrible shape and he offered his. so very beginning stages but looks very promising

It's tough to get good deals at the suites like Embassy, Homewood, etc (you can't beat free breakfast, free dinner and drinks 4 days a week, and a full fridge and hot plate in the room) but all other properties seem pretty empty to me.

In my opinion, to achieve any kind of true diversity, I think you would need to buy something on the order of 1 SFR in Ohio, a duplex in SF, apartment complex in miami, and a bed and breakfast in phoenix.

(super deceiving house)3 Bed/3 Bath.New wiring, new On-demand hotwater boiler system, 9 ft ceilings throughout Now for the Afters: Front (I am still trying to decide on colors etc) Living Room (31x13) so I am using and staging it as a Liv/Din combo Dining Room (16x16) being used as a Family room since there is a breakfast room off the kitchen.
