1) Use a solid title company that won't insure everything 2) Buy only from legit and solid wholesalers / agents 3) If you can find out if the real seller still lives in the home that is helpful  -  get the story and try to do a little investigation yourself 4) Make sure the seller has a real and recent water bill - We can help you with that also so you don't get stuck with $2000 or more after closingI hope this helps you all because it is an amazing city to invest in.

I am often amazed on larger deals when buyers send in cash offers with nothing more than an LOI or contract offer.

Hey,I and my wife started flipping 4 years ago together it's not always easy working together but once you get the system its amazing (:I have a great contractor working in the area!

It is ideal to stay in LA as I am fairly handy and can fix a lot of things in the beginning or at least be present to make sure I don't get taken advantage of as it can easily happen if you don't have an amazing team formed out of city or state.

The cash flow won't be amazing but if you can add value over the first couple years and get rents up. that would be ideal.
