Could anyone please advise how I should start the eviction and collection process?

If you're going to send later notices include a copy of the original notice and remind them of the notice posted and mailed on ___________ which advised their tenancy would terminate 10/31/2024.

I advise working together to identify and agree on potential issues.

For the tax year of 2021 I was advised to only take the full 15 year bucket as that brought my income down very low and that I could take the either one or both of the 7 year & 5 year buckets in the following year 2022 as 100% bonus depreciation.

In hindsight, I don’t think the LLC would have been advised by an attorney and accountant in my home state of PA. 

If the goal is long term wealth, I would advise taking advantage of house hacking and building up until you max out your loans.

I also advise they will be responsible for broken shades.

If you were to go the turnkey route I'd advise going with a company that handles the entire process from start to finish.

This is why lenders and RE agents should onnly advise on what they specialize in - many agents don't fully understand the financing programs that are available.
