Proactive communication, addressing issues head-on with plain language, acknowledging mistakes and not just blaming "the market" or "interest rates".I am invested with a few operators who have made capital calls - all of them came as a surprise and only one was messaged appropriately.

Instead of them performing a general assessment which is cheaper they chose to do an inspection which is more invasive and discovered that the porch needed to be scraped and repainted which was something that was never addressed in their general walkthrough and inspection of the home after the renovations and incurring more costs.

@Shari Azama- thanks   1) if you are  interested in buying more properties - consider getting pre approved to make sure you can obtain financing that you might need   2) working  for a  family owned  business  may be an issue so getting pre approved will help address this  3) best  and most simple way to escalate paying down the loan is to try to make one extra payment per yr  4) if considering moving and  renting out the condo in the future - check with your HOA to make sure the  unit can become a  rental unit  ( some complexes dont allow this ) - thanks

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

You might also try whitepages.com reverse address lookup, sometimes they have the current resident info.Thanks,Dustin
