This can become a risk for both you and your ability to sell.As for things to talk to HOA about, beyond the permanent exterior colors/finishes, I would also ask about things like dumpsters and potentially port-o-let's that may be needed during rehab.  

I do this actively networking with other investors, sharing content on sites like Bigger Pockets and Think Realty magazine, and building relationships with referral partners like wealth managers.Finally, you have to have the best people working with you from your lender partner, to your property inspector, to your property manager, to your insurance partner, and asset protection and business attorney.

I typically am on site every day during a rehab.  

  $50/sqft for a full interior and functional update, $100/sqft for a full gut down to studs, $150/sqft for newcon .If these numbers make sense I would want to visit the property for a true estimate, where it would be line item work scope development. 

U have all sorts of HMB on this site that broker for direct lenders and they quote 10% down 100% rehab funds maybe its just a come on and it does not really exist ????

4) How logical is it to move w/o lining up a new job?

Someone I met while visiting runs a construction crew up there so was wondering if anyone could shed some light on the market up there and what they are seeing.

The goal of this new membership was to support both investors and companies better on the site and in the community.
