@Josue Vargas  I don't want to fire the tenant, but if he's not adhering to the lease he will be fired by my lawyer (figure of speech), I want to renew the lease (with same tenant) during the summer months so if it doesn't work out after that (ie. he's not adhering to the lease), I can "not" renew the lease (ie. you're fired) during a summer month not a winter one, and I'll be on the summer cycle for the new tenant (with a one year lease from then on).  

There's really sooo many other people to thank for their support along the way I can't possibly name everyone, but I have to at least mention my mom and my husband for both playing their part in getting me started on my education journey all those years ago...Ok ok ok, I'm done, my oscar speech is over!

If you feel like you're being mean, then lookup some resources for homeless or displaced women in your area and provide that resource to her and tell her you empathize with her.I don't know this persons story but it could be anything from true, to having personal life drama that you dont want in your rental, there could be illegal activities/drug use involved (pressured speech, confabulation of wild stories) or perhaps just unfortunate uncontrolled mental health disorder.

Architecture, engineering, trusses, the city, it can take several more months to just get to that point.Where is your land in 32209?  

Like my business  - I very rarely even deals with acquisitions or motivated sellers   I have wholesalers dropping their assignments at my door step on a daily basis (doorstep figure of speech)   All’s I need to do is ensure deal was formalized correctly and not a pie in the sky inflated or deflated figures- If it passed, ill market to my rotund buyers list where (if I did my job correctly which I always do)  rapidly find a buyer to close deal with like clock work
