Assuming it's thinset, the product (Diamabrush) will be able to grind it down to even out the surface?

The solution is to do an initial walk thru before move-in with the tenant, have them sign off on the condition of the property, include language requiring that it be returned in the same condition it was in when rented (carpets vacuumed with no stains, hard surfaces cleaned, etc.) and collect a large enough damage deposit to pay for damages and necessary cleaning.

Happens all the time.....your loan officer does a sloppy job, or You don’t supply All relevant info....in the end when reality surfaces, you get denied.  

After a year of surface education in real estate through the many resources available (BP, podcasts, networking, more podcasts, books, etc) I realized I needed to stop spinning and focus. 

Went with even surface area for 20/30/40 foot spaces.

Improving common areas, and anything to do with safety, railings, slippery surfaces etc.

However, one key differentiator that surfaces is the prepay penalty.

On the surface of it, it sounded reasonable, but I'd never come across someone telling me a septic inspection is kind of a waste of time!

Are these all things a home inspector can check for to be sure you avoid any major financial surprises other than what you already saw on the surface? 

Although their rehabs are reasonable and look nice on the surface, they cut costs where they can, which means things break down often (there goes your ROI).
