The moral of the story is take a good look at which stage your current market is in, look for properties that can add value too, properties that can cashflow as rentals if they don't sell, and if possible buy properties with multiple incomes ie; multi-family, suites, garages that can rent, storage, etc., to minimize risk.

Make sure you include all costs - sheriffs, movers, storage, etc.Normally I'd want to know a lot more about the basement flooding, but since you've said it's a demo, I'd let it go and address it with drainage and/or french drains when you rebuild.Good luck!

Similar but slightly different is in past downturns was there one primary cause or multiple causes. your research may shoe there is typically one cause of a crash but it is a different cause every time so it is not predictive.

I originally offered $600 (+$25 for dog) rent price for them to share a room and share a spare bedroom with me for storage.  50% split use of the house between myself and them (which the couple combined realistically probably uses more than 50% of the house) They counter offered this first month for $500 based on the current construction status of the house.
