It is much more difficult to sell an entire portfolio that has become uninsurable (which would require a cash only sale) or that insurance rates are so high that no one wants to buy.

So, I also require that :Monthly Rent + Monthly Debt Payments <= Gross MONTHLY Rent * 45%This is similar to how mortgage qualifications work by considering the applicants' debt loan along with their housing cost in relation to their income.

I think it would require a major asset heavy backer to provide the confidence the investing public needs to scale to profitability.  

It's important to understand the zoning/code requirements and obtain all necessary permitting if you intend on operating your real estate as STR anywhere in the country.

If they don't pay within the required timeframe, then I auction off the storage unit and wash my hands of it.

So ultimately this may require a discussion with counsel, and you may have to settle on splitting the cost.

I wouldn’t lower your credit score requirement or you’re going to end up needing to evict again and having turnover expenses.
