I do a lot of work to earn my 50% from locating the deal, managing the closing of the deal, putting together the reno budget, managing procurement of materials, managing contractors, managing the accounting. 

The prior listing agent may try to claim they were the “procuring cause” since they showed you the property.

Let them know that they are not the procuring cause for the acquisition property and that they have conducted no real estate activities in regards to that particular property.

The agent does not qualify evaluate the potential tenant they just procure them. 

How does one procure this loan?

At the low end of contractors, or working with subs directly, you can pretty much expect to provide them with all finishing materials (but not building materials)... at the upper end of the spectrum (GOOD GCs or design-build) materials will be procured by the contractor (although the process for SKU level specification can vary)
