People who have done this have to patch it by having an attorney draft something up where the LLC informally assumes the mortgage payment responsibility from the people.  

The second vital part is nurturing the marriage; doing those things to water your own patch of grass rather than seeking to see if the grass is greener on the other side.

If you ever get into a rough patch, at least you can pull back and just make the 30yr payment.

I currently own one property that I have completely renovated and are now house hacking, I have just signed the contract for another property that will become a positive cash flowing rental and I also have a nice patch of dirt near Melbourne that I am doing a brand new build on to rent out.I discovered BiggerPockets this year, and since doing so I have learnt so much.

Keeping the roof patched, heat on, yard watered and mowed, etc. 

It looks like the project is finished with the exception of patching the concrete.

It will also probably require some patching of the wall that might add to that a bit... but "Hey, old houses break".  

Another thing to keep in mind just in case you do hit any rough patches is that offering subsidized housing is always an option.

The tub/ shower valve many times is accessible through a linen closet in the bathroom where the drywall removal and patching won't be in a high visibility area. 

Work just got underway and master bedroom and bath shows that there is leak which was previously patched going to foundation.
