I recommend having a local experienced investor (an unbiased party not someone trying to sell you something) do a detailed video tour of the property and the street/neighborhood before you submit an offer and paying them for their time $100 or $150.

If you're dead-set on OOS REI, then I'd suggest studying up on the books, articles, forum posts, videos, etc. on the subject, and talking with as many OOS investors as possible (ESPECIALLY inexperienced investors who tried OOS REI for one of their first deals).

I would try am accommodate as much as possible since they have to take days off work.You could do a video walk through to document everything or do it while the cleaners are there.I don't do a post walk with tenant and the new tenant agrees everything is in good condition when they sign the lease.Try and be flexible.
