I ran the sold comps for the landlord and gave recommendations as to what to present to the tenants as a fair market value purchase price for the first right of refusal.

Using everything I had learned from the BP Podcast, I ran the numbers on the house and verified that it could cash flow as a traditional rental, but saw even bigger potential as a vacation rental because of how close it is to the beach and amenities.

I ran across this cool program by Sears (Sears Home Warrantly) where they will cover up to 21 items at a monthly rate of $70 bucks and a deductible when you file a claim.

I ran them up doing a rehab. 

This is all fueled by the startup culture in America.

Folks can dislike the politics or culture of these places as much as they like (I have my issues with them too) but reality is reality. 

I love working with the clients I support, but I cannot handle the culture that comes along with group home companies.

Is that the culture of the market?
