In previous 5 years they are all have double digit YoY Gross Profit Earning LOL so 2023 is actually the WORST year if we see from financial perspective only. 

High rate for seller means double the market rate say seller carries a loan at 13% when other lenders will do a fixed second for 5 years at 7%

The property is a double lot and 3 bed 3 bath, but my thinking is it is rare to have the chance to own 3 lots in a Downtown area that is quickly being converted into townhome and higher density living.

Pricing has doubled tripled and more over the last 6, 7 8 years everywhere!

Although I've been fortunate that I've never had to file a claim. thats how I did mine as well.. cost of doing bizz in sub to was double insurance for us.

The projected cap rate is 11%-12% which is not bad at all, especially considering that once the remodels are complete, rents will more than double.

Once the property is under control we will have the team we've established run the due diligence, including inspecting the property, double, triple checking on the financials and the cost to renovate.
