Wanted to update this thread after Q1 2020 is coming to an end & we're dealing with CoronaVirus! 

Before Corona Virus, on SFR and Two families, it used to take 1.5-2 months to evict a tenant based on non payment.

I recently purchased the training with Bob Diamond and can honestly say it can work and the tax sales in certain states are held monthly, so there won't really be a saturation in this biz. i pushin it to the limit with this one especially during this Coronavirus scare

Regular office is having a hard time which is why cap rates look higher.As to what will work out better in the long run nobody can predict the future just look at Coronavirus.

Perhaps I would be open to new cities beyond where I currently own.But I would definitely restrict my investments to states and communities that have democratic governors that take corona virus seriously and which have the most stringent rules in place to combat the spread of the virus.
