In your experience, is it common that tenant screening is not required by a landlord policy offered in the US/Colorado?   

These loans typically have higher interest rates but can provide quick access to capital.I am a loan officer in CO, so I may be able to help you, as well as advise you on how you can increase your appeal to lenders.

Personally, I find my deals on the MLS (in CO, IN & FL).

Regarding not good credit, I usually request a co-signer and copies of their bank statements showing that they have sufficient reserves in case anything arises.

I own 45 LLC's. 40 in Wyoming, 3 in Colorado and 1 each in Alaska and South Dakota.

If the tenants are staying usually the only initial repairs/renovations we do while they’re still in the unit is to upgrade the smokes/CO detectors to hard wired and anything else that turned up as a life-safety issue in the inspection.
