It's probably best to have them pay out of pocket for a smaller cost like this.

These properties are already pretty maxed out, I would much rather deploy the equity so I can work on the appreciation and getting the most out of a new larger building then still have the same four properties 20 years down the road.

I already make a living out of real estate and I'm not planning on ever leaving this space, I'm here to stay. 

In the past, I cashed out my 401K(Paid income tax + Penalty).

There are tons of hard money lenders out there, my question is why them?

I think a lot of these folks are selling the illusion of secret techniques to get new investors to write a check.

this depends on three things:1) your work ethic and personality2) your hunting and acquisition budget3) your timeTIME: If you're working full time, door knocking is out of the question.
