I've been working on ways to start the ball rolling for my real estate business (money-wise) and I came across what I think is the perfect fit for me to get funds quickly to start BRRR-ing.

If you can get a low-ball offer accepted, though, you are potentially adding value. 

and with baseball and B ball having 41 and 82 games respectively  location of stadium i think is important.

The trusses etc are a whole different ball game and cost to replace.

However, if the hardest deal to finance is your first one, the participant loan can get the ball rolling for you and you might not need to borrow again so soon.

However, you may have found that...asleep at the wheel seller, so don't fumble the ball on this one!

Can you low-ball on market properties if they are already a deal?

The agent said they got a low ball offer today.

The proper response that a realtor should say is "even though this hasn't been getting any action for 60 days -- if you low ball an offer, the selling realtor will let everyone know so it doesn't sell too low".
