I have also heard this works better in luxury properties since that type of guest doesn't want to go shopping etc., but the average person would just do it on their own. 

I would shop this out with a broker that could save you some money in the long term depending on how you are planning on keeping the property.

We're more a boutique than behemoth shop, but still there's been a noticeable increase in calls.

You can also arrange to get the materials yourself and shop around for better pricing, which can help keep costs down.

After spending less than $5000 for repairs (this was 44 years ago) I leased it out to an auto repair shop owner for $3,000 per month.
